Put your crosshair on the roof edge, then go directly up until your crosshair is on the thick part of the window frame, and make sure the line on the bottom of the orb HUD is lining up with the inner frame of the box (image 2).

Throw the eye/orb. It will reveal enemies trying to wallbang, and some of boathouse.
